Job Description & Responsibilities:
These is responsible for maintenance and repairs to the buildings and grounds, related fixed and portable equipment, and installation while establishing a safe environment for the facility.
1. Fill checklist report by the end of each renovation.
2. Ensure completion of all renovation work and keep Property Manager advised of the status of each renovation
3. Handle unit turns if needed
4. Assess and perform heating and air conditioning-related repairs
5. Perform light electrical repairs
6. Perform light plumbing work
7. Replace broken tiles, garbage disposals, fixtures, appliances, draperies, and locks.
8. Painting, interior and exterior as needed
9. Perform carpentry work such as fitting doors, floor repairs, freeing windows, replacing and building shelves
10. Assist in and perform custodial work, including sweeping, mopping, vacuuming, and trash removal
11. Common area repairs
12. Be available for any emergency on the property and solve any problem with the maintenance personnel during workdays and weekends.
13. Assist in and snow removal & landscaping when necessary
14. Report to the property manager and principals any activity on the premises that is criminal, drug use, drinking, or any activity that is not fitting the community we are in.
15. Send to the team pictures on WhatsApp of any issues on the property: Broken glass, broken doors, dirt, furniture outside of the units, garbage bags not in the dumpster
16. Receiving all work orders by email, prioritizing on his own, and approving priority of all WO with the property manager
17. Responsible for stock control and utilization of maintenance materials in advance
18. Schedule repair work with tenants in advance.
19. Ensure completion of all resident work orders and keep the Property Manager advised of the status of each repair
20. Closing each work order with full details of the repairs, time, and description.
21. Handle unit turns if needed
22. Assess and perform heating and air conditioning-related repairs
23. Manage snow removal & landscaping when necessary
24. Walk the property with the Property Manager once per week
25. Send to the team pictures on WhatsApp of any issues on the property: Broken glass, broken doors, dirt, furniture outside of the units, garbage bags not in the dumpster
26. Avoid any confrontation with the tenants on the premises and report any confrontation that happens or is seen.
You will be enrolled in worker’s compensation and short and long-term disability insurance by virtue of having been hired as a full-time employee. You may also choose to participate in our health insurance plan which will be sent to you.

KNOWLEDGE:
· Basic knowledge of carpentry, electrical, and plumbing as required.
· Knowledge of routine power tools and cleaning equipment.
· Working knowledge of NYC Building Codes and City Regulations.
· Basic computer skills; Internet Search, Microsoft Office
· CPR/First Aid (must obtain Certification within 6 months of employment and maintain throughout the duration of employment.)

WORK ENVIRONMENT:
This position operates in a Residential Property. The position requires entry into resident apartments and mechanical rooms. The position utilizes routine power tools and building equipment such as boilers, HVAC, PTAC, etc. The position requires the handling of chemicals and bio-hazardous materials, which may require the use of protective gear such as gloves, goggles, or Tyvek suits
